The Devon and Cornwall Affordable Housing Community Interest Company are celebrating the sale of their first home in their affordable housing development at The Orchard in Modbury in the South Hams.
The property, a two bedroom apartment was bought by Brian James, a shepherd
on a local farm and Ruth Nickson a reporter on a local newspaper and they
share it with their baby daughter Esme. The couple say,
“We are relieved and very happy to be in our new home. It all happened
very quickly which was perfect for us as we had to be out of our old accommodation
on the day we moved into The Orchard. Esme is very happy and it is definitely
the most affordable option for us. We love our new home”.
The sale was completed in only 18 working days from reservation to completion and handover.
Their new home is one of five apartments in the development which is close to the Modbury town centre. Each of the apartments can be bought for a minimum 50% share with the opportunity to ‘staircase’ up to purchase a larger percentage of the property. Unlike other affordable housing schemes for purchase no rent is payable on the non-purchased share. In Brian and Ruth’s case this means a saving of up to £225 a month and the difference of not being able to afford their new home.
Graham Clark, Director of the Devon and Cornwall Affordable Housing CIC says,
“We are delighted to see Brian, Ruth and Esme happy in their new home
and so quickly after their reservation. We have three other sales that are
following very shortly. This is a new way of providing affordable homes without
any public funding. We are a not-for-profit company dedicated to providing
new affordable homes throughout Devon and Cornwall. It has attracted a lot
of interest from Local Authorities and bodies such as the Joseph Rowntree
Foundation.”
